The Ramtekdi slum is spread across 50 acres. To rehabilitate the slum dwellers in this area, we took over 15 acres of this land and launched our landmark pilot project — 'Prathama'. As one of Pune's most committed society redevelopment builders in Pune, Naiknavare Developers designed this redevelopment programme with a singular vision: to provide dignified, permanent housing to families who had long been denied the basic comforts of safe and clean living. The programme consists of 7 buildings with 11 stories, providing a permanent roof to 1,176 families. We completed the first phase of this project in 2015 and handed over well-built, thoughtfully designed homes to 516 families — a milestone that remains one of our proudest achievements.
Each unit in these buildings is a fully self-contained home of 25 square metres, equipped with essential civic amenities and community facilities. Thanks to this project, the quality of life for these rehabilitated families has improved tenfold. Prathama has given them a home that is no longer located in an overcrowded environment or surrounded by waste and neglect. Every flat features a kitchenette and a private bathroom — ensuring that each family has access to clean water, better sanitation, and efficient waste disposal. The individuals residing here have witnessed a significant and meaningful increase in daylight, ventilation, and personal privacy — fundamental improvements that have had a profound impact on their physical and mental well-being.
Understanding the housing society redevelopment procedure in Pune can be complex and overwhelming for many communities. At Naiknavare, we have streamlined this process by working closely with residents, local authorities, and civic bodies to ensure transparency, compliance, and timely delivery at every stage. Our experience navigating PMC redevelopment rules and regulations has enabled us to execute projects like Prathama efficiently — minimising disruption for displaced families while maximising the quality and durability of the final outcome.
Along with spacious individual flats, Prathama features large common areas on every floor where families can come together, relax, and build meaningful community bonds. The lobbies are adorned with vibrant, colourful paintings that breathe life and personality into the building, transforming what could have been a purely functional structure into a warm and welcoming home for all.
Our redevelopment initiative goes far beyond simply constructing old building redevelopment in Pune. To ensure that each of these families can grow personally and lead a better lifestyle, we offer free tuition classes in Mathematics and English for the children of rehabilitated families. The impact of this has been remarkable — the rehabilitation has brought down the crime rate in the locality significantly, as younger members of these families increasingly work towards higher literacy, civic responsibility, and community well-being. As the residents run the society themselves, they feel a deeper sense of ownership and pride in their surroundings. A genuine openness to collaborate and a shared willingness to build a better community is clearly evident amongst all members. The best part about our slum rehabilitation and society redevelopment projects is that we use the latest construction technologies — including ALU-FORM and Phytorid sewage treatment plants. These innovative methods have enabled us to build robust, long-lasting structures, use resources optimally, and significantly reduce construction costs — ensuring that the benefits of quality housing reach as many families as possible. At Naiknavare, we believe that every family deserves a home — and Prathama is our proof.
