Kutumb Woods: Forest-Facing Intergenerational Homes

Kutumb Woods: Forest-Facing Intergenerational Homes

If you are looking at Kutumb Woods, you are probably weighing two questions at once.

Can a home beside a reserve forest make practical sense for everyday family life?

And can a community genuinely bring grandparents, working parents and children closer while still giving everyone their own space?

These questions are central to the idea behind Kutumb Woods.

At Naiknavare, we have explored intergenerational living through Kutumb, our residential community in Vadgaon Maval on the Old Mumbai–Pune Highway near Talegaon. The wider project includes 2 and 3 BHK apartments and is positioned beside a reserve forest facing the Indrayani Valley.

This guide looks at what intergenerational living means, what living beside a reserve forest can offer, how the Vadgaon Maval location fits different lifestyles, and what you should check before choosing a home.

What is Kutumb Woods?

Kutumb Woods is part of Kutumb by Naiknavare, a residential community built around the idea of intergenerational living.

We launched the Kutumb concept in August 2022, with the senior-care and community services layer run by our partner, Primus. Since different third-party portals may describe phases or towers differently, we recommend confirming exactly which phase or tower the “Woods” name refers to before making a decision.

What “intergenerational living” actually means

For us, the idea is simple.

Families don’t necessarily have to live under one roof to live close to one another.

Think of a couple in their 30s living in a 3 BHK while their parents have a 2 BHK in the same community.

The parents have their own privacy and independence.

The couple has theirs.

The grandchildren can walk over after school.

And if a parent needs help, the family is minutes away rather than an hour’s drive.

It is essentially a familiar Indian family structure adapted to the way families live today.

How it differs from a joint-family flat or a senior-living project

AspectJoint family in one flatSenior-living projectIntergenerational community
Who lives thereAll generations under one roofMainly residents aged 55+Mixed ages, often related families
PrivacyLimitedHigh, but away from familySeparate homes, close by
Elder-support servicesDepends on familyUsually built inOffered as a service layer, subject to verification

However, we believe the service layer is something buyers should understand clearly rather than simply taking the concept at face value.

Before booking, ask exactly which services are included, which are paid extras, who provides them after possession and how they will be charged. The service layer is only as useful as the agreement behind it.

Living next to a reserve forest: benefits and what to check

One of the distinctive aspects of Kutumb Woods is its setting.

Forest-facing homes can offer open views, green surroundings and a quieter environment than dense city neighbourhoods. For families, that can make everyday outdoor time and morning walks a more natural part of life.

But we also recommend looking beyond the view.

Is the view protected?

Ask whether the adjoining land is notified reserve forest and request the relevant survey or land-use record rather than relying only on brochure terminology.

Which towers actually face the forest?

“Forest-facing” may apply only to certain homes. Check the floor plan, tower and orientation of the specific unit you are considering.

What about the monsoon?

Maval receives heavy rainfall. Drainage, waterproofing, slope protection and approach-road conditions are therefore worth checking, particularly during July and August.

What about wildlife and insects?

Living close to forested areas can mean encountering more insects and occasional wildlife. Ask what measures the society has planned to manage these situations.

How far are hospitals?

For families with elderly parents, actual travel time to a multi-speciality hospital can matter more than any amenity. We recommend driving the route yourself.

Vadgaon Maval as a location: connectivity and daily life

Vadgaon Maval is the administrative headquarters of Maval taluka in Pune district and sits between Talegaon Dabhade and Kamshet.

Kutumb is located on the Old Mumbai–Pune Highway, about five minutes from the Talegaon toll plaza on the Mumbai–Pune Expressway. Vadgaon and Talegaon railway stations on the Pune–Lonavala suburban line are also close by.

This location can work particularly well for:

  • Families where one earner works in Talegaon MIDC, Chakan or the Pimpri-Chinchwad belt
  • People who work remotely or in hybrid roles and want more space and greenery
  • Retired parents who prefer a quieter setting
  • Buyers who travel to Mumbai regularly and value Expressway access

At the same time, daily commuters to central Pune, Hinjawadi or Kharadi should evaluate the location carefully.

A map can show you the distance. It cannot tell you how long the journey will take during peak hours.

We recommend driving the route before deciding.

2 BHK or 3 BHK at Kutumb Woods: which suits your family?

The right configuration depends on how your family plans to use the home.

Your situationLikely fitWhy
Retired couple living near children2 BHKEasier to maintain; room for a visiting grandchild or carer
Young couple, one child, parents nearby in own home2 BHKLower outlay; family support is close anyway
Couple with two children, or parents staying with you3 BHKSeparate rooms for elders and children
Working from home with a dedicated office3 BHKThird room works as a study
Buying for rental incomeEither; check local demandRental demand in Maval differs from core Pune

For elders, we also recommend looking beyond the bedroom count.

Lift access, bathroom layouts, grab-bar provisions, anti-skid flooring and step-free entry can often matter more to everyday comfort. These details should be checked for the specific home you are considering.

Due-diligence checklist before you book

1. MahaRERA registration

Get the registration number for the exact phase or tower and check it on the MahaRERA website. Review the registered completion date, approvals and any complaints.

2. Carpet area, not super built-up

Compare homes using carpet area. It gives you a clearer understanding of the usable floor space within your home.

3. Price breakdown

Ask for the complete cost sheet, including GST where applicable, stamp duty, registration, parking, maintenance deposits and any service-layer charges.

4. Possession timeline

Compare the date in your sale agreement with the RERA-registered date. For ready units, ask for the Occupancy Certificate.

5. Home loan approval

Check which banks have approved the project. This can simplify the loan process and is another useful part of your due diligence.

6. Service agreement

If intergenerational services are important to your decision, understand who delivers them, for how long and what happens if the service provider changes.

7. Site visit twice

We recommend visiting once on a weekday morning and, if possible, once during the monsoon. Different visits can give you a better understanding of the location and its surroundings.

Trade-offs to weigh honestly

Every lifestyle has its advantages and compromises.

Commute versus calm

You gain green space and a quieter setting, but give up some of the convenience of being in central Pune.

Social infrastructure is still developing

Schools, hospitals and retail around Vadgaon are improving, but they are thinner than in established city areas.

Resale depends on local demand

The resale and rental markets in Maval are smaller than those in core Pune. Buyers should plan with their intended holding period in mind.

A new concept

Intergenerational communities are still relatively new in India, so there is limited long-term track record for how the service model performs over many years.

About Naiknavare

At Naiknavare, we have been developing residential communities across Pune and have approached Kutumb differently by exploring how families across generations can live closer while maintaining their own space.

The idea grew from our own understanding of intergenerational living and the changing needs of Indian families. As with any property purchase, we encourage buyers to look at completed-project history, delivery timelines on MahaRERA and feedback from existing residents before making a decision.

Conclusion: Is Kutumb Woods right for you?

Kutumb Woods makes the most sense for families who want generations living close but not crowded, who value green surroundings over city-centre convenience, and whose work allows a Maval or Expressway-side base.

The forest setting and intergenerational model are the two key differentiators. But their value ultimately depends on details that should be confirmed in writing: the MahaRERA record, which homes genuinely face the forest, and exactly what the service layer includes.

We encourage you to visit with your parents and children, walk the site, drive the commute and ask the practical questions before making your decision.

Because for us, intergenerational living is not about putting everyone under one roof.

It is about giving every generation its own space while keeping the family close.
